Stan kupljen u Beogradu 2020. godine za 150.000 evra, danas vredi 240.000 evra. Isti je odnos cena i prilikom kupovine poslovnih prostora i komercijalnih nekretnina. A u Beogradu se tra\u017ei kvadrat vi\u0161e, kako za kupovinu tako i za rentiranje. Zbog toga, za na\u0161e klijente pripremamo lokacije za izgradnju, pribavljamo sve potrebne dozvole, reguli\u0161emo imovinsko-pravna pitanja, ugovaramo saradnju sa izvo\u0111a\u010dima i zastupamo prodavce i kupce u prodaji i izdavanju stanova i poslovnih prostora. Uz to, imamo veliku bazu nekretnina koje su pripremljene za kupoprodaju, a kojih nema u oglasima.<\/p><p>Imaju\u0107i u vidu da imamo kancelariju i u Crnoj Gori, primetili smo da je sve ve\u0107a ponuda i potra\u017enja kvalitetnih stanova i ku\u0107a na obali mora jer u Crnoj Gori ima sve vi\u0161e luksuznih nekretnina koje privla\u010de na\u0161e kupce. I u Srbiji i u Crnoj Gori primenjuje se visoki standard gradnje, \u0161to je jedna od garancija o\u010duvanju vrednosti investicije u nepokretnosti. Posebno su primetne tehnolo\u0161ke inovacije u izgradnji i pametne zgrade koje \u0161tede energiju i oblikuju tr\u017ei\u0161te nekretnina. Na taj na\u010din se oblikuje prostor za \u017eivot i rad dizajniran po najvi\u0161im standardima.<\/p><p><strong>SPK: Po Va\u0161em iskustvu, na koji na\u010din kompanije u Srbiji raspodeljuju svoju dobit?<\/strong><\/p><p><strong>ID<\/strong>: Naro\u010dito smo primetili da sve vi\u0161e firmi veliki deo svoje dobiti ula\u017ee u kupovinu nekretnina i mislimo da je to pametan izbor. Kupuju i stanove i poslovne prostore i zgrade. I time \u010duvaju vrednost svog novca. Nekretnine su investicija koja se sama otpla\u0107uje. I ubrzo po\u010dne da zara\u0111uje.<\/p><p>Tr\u017ei\u0161te nekretnina u Srbiji je dostiglo nivo srednje razvijenih evropskih tr\u017ei\u0161ta. A i dalje je ve\u0107a tra\u017enja od ponude. U uslovima kada je inflacija postala standard u evropskim dr\u017eavama, preporuka za odgovorno poslovanje je da se gotov novac ne \u010duva ve\u0107 da se sa\u010duva njegova vrednost ulaganjem u nekretnine. \u010cuvanje kapitala u gotovini mo\u017ee biti rizi\u010dno, a vrednost nekretnina je otporna na inflaciju. Promi\u0161ljena kupovina nekretnine je klju\u010dna za uspe\u0161nu investiciju.<\/p><p>Posebno nas raduje \u0161to su u Srbiji osnovani prvi Investicioni fondovi nekretnina &#8211; REIT fondovi (Real Estate Investment Trust). Oni predstavljaju alternativni na\u010din investiranja u nekretnine i predstavljaju dodatni mehanizam za dalji razvoj sektora nekretnina u budu\u0107nosti. Ovi fondovi okupljaju resurse mnogih investitora, koji mogu investirati i manje i ve\u0107e svote novaca, od tog novca se grade nekretnine, a investitori u fond dobijaju dobit od prodaje ili izdavanja nekretnina srazmerno ulo\u017eenom novcu. Prednost fonda je \u0161to investirori mogu da ulo\u017ee i manje novca nego \u0161to nekretnina ko\u0161ta, ne moraju direktno da kupuju, upravljaju ili finansiraju nekretninu, ve\u0107 za njih to \u010dini profedionalni investitor.<\/p><p><strong>SPK: Pored finansijskih institucija i investitora u nekretnine, zastupate i kompanije iz sektora energetike. Koje su naj\u010de\u0161\u0107e investicije u energetskom sektoru?<\/strong><\/p><p><strong>ID:<\/strong> Iz na\u0161e prakse vidimo da je sve ve\u0107a saradnja kompanija iz energetskog sektora i kompanija iz ostalih sektora privrede prvenstveno kroz izgradnju solarnih panela na objektima koji su u vlasni\u0161tvu kompanija. U ovoj delatnosti smo najvi\u0161e radili na izgradnji solarnih elektrana na krovovima fabrika, poslovnih zgrada kao i na parcelama u krugu fabrike ili kompanije ili na zasebnim parcelama gde se sada grade male solarne elektrane. Ovaj model saradnje je sve popularniji jer je ekonomski isplativ posebno zbog toga \u0161to je postavljanje solarnih panela i izgradnja solarnih elektrana sada pristupa\u010dnija. Jo\u0161 jedan razlog je taj \u0161to se i u Srbiji po\u010delo sa proizvodnjom velikih baterija koje su veli\u010dine kontejnera za prevoz tereta na brodovima i na taj na\u010din mo\u017eete da skladi\u0161tite koli\u010dinu elektri\u010dne energije koju ne potro\u0161ite.
