Zato za na\u0161e stranke pripravljamo lokacije za gradnjo, pridobivamo vsa potrebna dovoljenja, urejamo lastninsko-pravna vpra\u0161anja, sklepamo sodelovanja z izvajalci ter zastopamo prodajalce in kupce pri prodaji in oddaji stanovanj ter poslovnih prostorov. Tako v Srbiji kot v \u010crni gori se uporablja visok standard gradnje, kar je ena od garancij ohranjanja vrednosti nepremi\u010dninskih nalo\u017eb. Posebej so opazne tehnolo\u0161ke inovacije v gradnji in pametne stavbe, ki var\u010dujejo z energijo ter oblikujejo nepremi\u010dninski trg. Na ta na\u010din se oblikuje prostor za \u017eivljenje in delo, zasnovan po najvi\u0161jih standardih.<\/p><p><strong>SPK: Po va\u0161ih izku\u0161njah, na kak\u0161en na\u010din podjetja v Srbiji razporejajo svoj dobi\u010dek?<\/strong><\/p><p><strong>ID:<\/strong> Opazili smo, da vse ve\u010d podjetij velik del svojega dobi\u010dka vlaga v nakup nepremi\u010dnin, kar se nam zdi pametna odlo\u010ditev. Kupujejo stanovanja, poslovne prostore in zgradbe ter s tem ohranjajo vrednost svojega denarja. Nepremi\u010dnine so nalo\u017eba, ki se sama odpla\u010duje in kmalu za\u010dne ustvarjati dobi\u010dek.<\/p><p>Trg nepremi\u010dnin v Srbiji je dosegel raven srednje razvitih evropskih trgov. Povpra\u0161evanje pa \u0161e vedno presega ponudbo. V razmerah, ko je inflacija postala stalnica v evropskih dr\u017eavah, je priporo\u010dilo za odgovorno poslovanje, da se gotovina ne hrani, temve\u010d da se njena vrednost ohrani z vlaganjem v nepremi\u010dnine. Hranjenje kapitala v gotovini je lahko tvegano, medtem ko je vrednost nepremi\u010dnin odporna na inflacijo. Premi\u0161ljeni nakupi nepremi\u010dnin so klju\u010dni za uspe\u0161no nalo\u017ebo.<\/p><p>Posebej nas veseli, da so v Srbiji ustanovljeni prvi investicijski nepremi\u010dninski skladi \u2013 REIT skladi (Real Estate Investment Trust). Ti predstavljajo alternativni na\u010din vlaganja v nepremi\u010dnine in dodatni mehanizem za nadaljnji razvoj nepremi\u010dninskega sektorja v prihodnosti. Skladi zdru\u017eujejo sredstva \u0161tevilnih vlagateljev, ki lahko investirajo manj\u0161e ali ve\u010dje zneske; s tem denarjem se gradijo nepremi\u010dnine, vlagatelji pa prejmejo dobi\u010dek od prodaje ali oddaje nepremi\u010dnin sorazmerno s svojim vlo\u017ekom. Prednost sklada je, da lahko vlagatelji vlo\u017eijo manj denarja, kot zna\u0161a vrednost nepremi\u010dnine, in jim ni treba neposredno kupovati, upravljati ali financirati nepremi\u010dnine, temve\u010d to zanje opravi profesionalni upravljavec.<\/p><p><strong>SPK: Poleg finan\u010dnih institucij in vlagateljev v nepremi\u010dnine zastopate tudi podjetja iz energetskega sektorja. Katere so najpogostej\u0161e nalo\u017ebe v energetskem sektorju?<\/strong><\/p><p><strong>ID:<\/strong> Iz na\u0161e prakse vidimo vse ve\u010d sodelovanja med podjetji iz energetskega sektorja in drugimi panogami gospodarstva, predvsem pri postavitvi son\u010dnih panelov na objektih v lasti podjetij. Na tem podro\u010dju smo najve\u010d delali pri gradnji son\u010dnih elektrarn na strehah tovarn, poslovnih stavb ter na zemlji\u0161\u010dih v okviru podjetij ali na lo\u010denih parcelah, kjer se gradijo manj\u0161e son\u010dne elektrarne. Ta model sodelovanja postaja vse bolj priljubljen, ker je ekonomsko upravi\u010den, predvsem zaradi dostopnej\u0161e postavitve son\u010dnih panelov in elektrarn.<\/p><p>\u0160e en razlog je razvoj velikih baterij v Srbiji, ki so velikosti ladijskih kontejnerjev, kar omogo\u010da shranjevanje prese\u017ekov elektri\u010dne energije.
